• Flexible Lease Terms: We offer two structured leasing options to accommodate traditional academic years or single-semester exchange schedules:
12-Month Standard Academic Lease: $13,200/month ($2,200 per resident based on 6 occupants).
6-Month Premium Semester Lease: $15,000/month ($2,500 per resident based on 6 occupants). Must align strictly with U-M Academic Semester blocks (August–January or February–July).
• Unified Group Lease: Under both options, the property is leased exclusively as a single, unified home to one pre-formed group of up to 6 tenants under joint and several liability.
• Legally Compliant Deposits: Security deposits are securely held in escrow and strictly mirror Michigan’s 1.5x monthly rent legal maximum ($19,800 total for 12-month leases / $22,500 total for 6-month premium leases), due in a single group transaction upon lease execution.
• Full Corporate Management: All leasing, maintenance, and legal agreements are held directly through Bean Wellness, LLC, ensuring prompt, professional communication and high-end property stewardship.
• Automated Payments: All rent is collected via a single, secure monthly ACH portal for straightforward tracking and accounting.
• All-Inclusive Luxury Billing: Rent completely covers all core utilities (Gas, Electric, Water, Trash), high-speed mesh Wi-Fi, private parking, and a complimentary monthly professional housecleaning service. (Note: Utilities are subject to a standard fair-use cap of $450/month per household to prevent environmental neglect).
• Parental Guarantees: All leases require a signed parental co-signer/guarantor form from each occupant to secure occupancy.
